Mishawaka is creating a rental inspection program that will apply to all rental properties, including houses and other properties beyond apartment complexes.
Under the ordinance approved by the City Council, landlords will have 180 days to register their properties. Inspections will be required every three years and will cost 150 dollars.
The city says landlords will have 15 days to correct serious issues, such as a lack of heating or cooling, and 30 days to fix problems such as missing siding. City Council President Gregg Hixenbaugh says the program is intended to help ensure rental homes are safe and habitable, while giving property owners a chance to correct violations.
Landlords who fail to address violations could face daily fines or court action. The council will receive updates every six months and may adjust the program as needed. The new rules take effect in 30 days.
